My tenant has stopped paying rent. What is the first step?+

Serve an N4 notice of termination for non-payment. If the arrears are not paid within the void period, you may file an L1 application with the Board seeking payment of rent and, if appropriate, termination of the tenancy.

Can I recover unpaid rent after the tenant moves out?+

Yes. An L10 application may be filed within one year of the tenant vacating, and Small Claims Court remains available for certain claims. We will advise which forum suits your file.

Do I have to attend the hearing myself?+

No. A paralegal licensed by the Law Society of Ontario may appear on your behalf. Most Board hearings are held by video, and we present your evidence and submissions for you.
